Taylor and his team are extremely honest, communicate throughout the process and charge a fair price that yo...
Taylor Duncan at Ninja Roofs helped me out with a number of things at my rental house in Lakewood. He and his crew re-set a toilet and did a few other minor things. They were fast, efficient and did a great job. I would highly recommend this company.

There are two main deductions from an adjuster's estimate of what your roof will cost. The first is your deductible. The second is for "Betterment or Depreciation."
The pricing for new roofs depends primarily on the square footage of the roof surface, the type of material you choose (asphalt, metal, cedar shakes, tile, etc), and the complexity of your roof (dormers, steep angles, etc.) Because we've been installing new roofs in the Centennial, CO and Surrounding Area area for years, we have the experience and resources to help you decide on a quality roof solution that will suit your budget.
RCV stands for Replacement Cost Value. RCV is the current retail cost to replace your damaged items. ACV is the Actual Cost Value. For example, assume a roof in year 10 of an expected 20-year life is totaled by hail. The cost to replace the roof is $10,000 Then RCV would be 10,000 and the ACV would be $5,000 (10/20th of $10,000). The difference between the two, $5,000, is the depreciation which is additional funds you will receive. Generally, depreciation is paid after you submit a final invoice.
Each shingle brand provides a different guideline for how long they expect their shingles to last. A properly installed roof will generally last up to 15 years with regular maintenance and inspection, especially after severe weather events.
No. There are many human factors in this process. It is common that your contractor and adjuster will need to reconcile a few items. You should never be concerned that your estimate from Ninja Roofs is different than your adjuster's. The main cost factor in a shingle is asphalt which is petroleum. With the price of oil going crazy, shingle prices have changed almost monthly this year.
While there could be some initial cost-saving in laying new shingles over an old, aged roof, we generally don't recommend re-roofing. Old shingles also mean an old roof deck. By tearing off the old shingles, our licensed roofing contractor will then be able to spot any areas of instability or damage to the roof deck that may have been hidden by the shingles. We can replace any sections where there may be wood rot. Roof installation techniques and materials have also changed over the last couple of decades, and your old roof may not be up to code. "Re-roof" jobs may also not carry the same warranties as a full replacement.
It is always your deductible plus upgrades if any.
When you decide it's time to consider a new roof, consider first your budget and your goals. Metal roofs tend to last longer than asphalt shingles, but they cost more upfront and may not "fit in" with the neighborhood. Asphalt shingles are an affordable option, but even in that arena, there are choices that will determine the overall aesthetic and potential lifespan of the roof. Consulting a roofing contractor to help you make these choices is best. They'll have the experience to help guide you towards the best result.
No. Your deductible always comes first. You only save your insurance company money by choosing a cheap contractor. When you submit an invoice that is lower than what the adjuster calculated, this will lower the amount of depreciation you will later be paid.
It is very improper to cover a deductible. A reputable contractor will not do this.
It can be, but generally, it is just a disguise for "covering a deductible." To be legitimate, this fee must be the same if you buy a roof or not. It also would need to be reported as taxable income.
Not long. By law, they must release these funds in a few days.
